This cottage is just as suitable for friends as it is for families, with its superb layout and desirable village location with access to excellent pubs and amenities, making it exceptional. The cottage provides a light, airy and extremely welcoming accommodation, set across two floors. Look forward to relaxing and unwinding in the open-plan living space, with plenty of seating to curl up and catch up with your favourite shows, whilst the dining area provides ample space for those family gatherings. Furnished to a high-standard, this kitchen will inspire you to dust off those cook books and indulge in all the contemporary appliances at hand. Choose from any one of the five well-presented bedrooms, resting across two floors and comprising of a ground-floor double and single, as well as a first-floor double and two twins, all of which have a range of contemporary and stylish furniture to store your personal items. Both double bedrooms each enjoy the benefit of an en-suite bathroom, whilst a shower room resting on the first floor provides the guests in the other bedrooms a lovely place to freshen up. Outside there is a large enclosed lawned garden and patio area, perfect for letting your furry companions loose, whilst you enjoy a spot of alfresco dining in the evening sun. Greetham itself has a Grade I listed church, dating back to the Norman era, though it was largely rebuilt during the 13-15th centuries. Discover the beautiful Barnsdale Gardens spanning across 8-acres, Rutland Water, popular for all manners of watersporting activities, but especially fishing and kayaking. Something your little ones will enjoy is the Aqua Park Rutland, a waterpark full of fun and adventure. A quirky place to visit is Bugtopia The Zoo, which features over 75 species of reptiles and invertebrates. You will discover a range of traditional pubs and restaurants nearby if you don't fancy cooking one evening, with a selection of shops and supermarkets for picking up any last-minute essentials, or for treating yourself to some holiday gifts. Return to Amberleigh for a relaxing evening with your loved ones.

It was October so nights are chilly Induction hob very hard to use Downstairs toilet needs a good scrub!

Lovely and spacious for a family and dog. It does need a little TLC but it was perfect for what we wanted. The village is very pretty. We went for Sunday roast at the Sun up the road it was delicious and very dog friendly.

By todayâs standards it was tired and in need of refurbishment. Freeview TV stations were unwatchable, and it was only possible to watch TV via online iPlayer on the BT Box. There were no instructions on how to use the TV. The small downstairs bedroomâs door latch was broken, meaning that someone could be trapped inside the room. There was no wall mounted soap or grab handles in the upstairs shower. The rug by the French windows probably needs replacing because it ruffled up easily and could become a trip hazard. Although there was signage, the outside paving is dangerous, and perhaps the loose paving bricks need lifting around the tree. There was a lack of large dishes and bowls for cooking purposes, especially for full occupancy of nine. (we were only five). The oven trays were too large for the oven. Proper detailed instructions are needed for the complicated induction hob, which proved impossible to operate without downloading the manufacturerâs instructions. There was a general paucity of cleaning materials and tea towels. There was no up to date information generally, especially the rubbish emptying schedule. We had to consult the local authority website, and the two recycling bins were completely full and had obviously not been emptied for some time. In spite of this long list, we enjoyed our stay, but we feel this could be a really first class holiday cottage with much more attention to detail. Small deficiencies do tend to spoil a visit. There seems to be inadequate close monitoring either by the owner or Sykes Cottages. The guest comments book and online feedback point out many of the above problems, which have not been attended to.
