Millwater Cottage is a spacious and charming cottage, with an abundance of character features and a very large enclosed private lawned garden. With ceiling beams and feature inglenook fireplace with woodburning stove, this cottage is the ideal rural retreat.
The cottage is approached via a private gravelled drive with parking provided for up to three cars. A gate leads you through to the garden and the entrance to the cottage, where you will step into the dining room. Typical of a cottage of this age, there are low ceilings and beams throughout giving the cottage an intimate feel. The adjoining sitting room overlooks the gardens and boasts a large feature fireplace with woodburning stove, ideal for the colder months. The kitchen is a bright and well-equipped space with newly fitted appliances. A sociable hub, where your morning cup of coffee or breakfast can be enjoyed sat around the kitchen table.
The three bedrooms: two family bedrooms and a twin, which offer flexible sleeping options for up to eight guests and all enjoy views over the garden and countryside beyond. There are two bathrooms, a spacious ground-floor shower room and first-floor bathroom.
Outside, there is a large lawned garden, although enclosed, care will need to be taken with pets and children due to the proximity with the river and livestock in the adjoining fields. A picnic bench provides the ideal spot to enjoy some alfresco dining making the most of this tranquil location.

Dalwood is a small rural village resting in East Devon, among the idyllic Blackdown Hills aonb. Its facilities include a traditional pub serving food as well as a general store. Close by are some of Devon's most popular attractions. The market town of Axminster, lined with fine buildings, offers much to the visitor including an excellent range of amenities and a fascinating museum. To the western side of the Blackdown Hills you will find another market town, Honiton also holds much charm along with a museum and an art gallery. After your dose of undulating countryside, walking and cycling, you may wish to head to the coast, nearby there is a choice of wonderful seaside spots including Seaton, Lyme Regis and Sidmouth. All come which their own individual character and promise a fun-packed day trip to the beach with their activities and opportunities on offer.

But all bedrooms are upstairs. Secondly the central heating doesn't work,it was quite cold from the kitchen onwards. The cottage was nice for our family of eight, and the area and countryside was also nice.

There is some really useful info in the cottage, however the font of the text is really hard to read, some info about bins confusing and out of date (bin dates). E.g. the four wheeled bin at the top of the drive for rubbish, the recycling - put the bins or the bags at the top of the drive? We did our best. The central heating instructions were non-existent so we had a guess at how to use them - would rather have had instructions so we didn't break anything (needed as the kitchen end of the cottage gets quite cold). A little fan on the fire (specific ones for fires) would be great to help push the heat into the rest of the cottage. I did raise the (potential chimney) water leak in the kitchen with the office, so hopefully the owner has been made aware as the ceiling is bowing in the alcove. A little bit of chicken wire or netting on the bottom of the large gate would be great to stop the dogs escaping - we used the windbreaks so we could relax and not worry they were heading out for a swim! None of the above was a major issue at all, just hopefully a bit of info to help improve the property. It was really very lovely and felt like home, thank you :-)

There has clearly been a lot of thought and effort put into making it comfortable and welcoming. The log burner is a beast and was more than up to dealing with the cooler weather, the supply of logs more than generous. This made for cosy evenings. How to improve? Very little needed, but it would help to augment the excellent range of cooking gear with a pair of large tongs for picking up cooking food, and the frying pan is wonky... cooked breakfasts are de rigeur in winter. I found the instructions for all the appliances, were they signposted? I feel these are minor niggles against the high overall standard that Millwater Cottage offers, even the ancillaries like a short walk to the pub were spot on!
