Blue Drift is a contemporary, three-storey coastal holiday home in Devon, with five bedrooms, accommodating up to nine guests. Built in 2019, the property is situated outside the village of Knowle, just 1.2 miles from the desirable seaside town of Budleigh Salterton, 4 miles from Exmouth and 6 miles from Sidmouth. Spacious, bright, and stylish with open-plan living and a garden with a hot tub, this house provides excellent accommodation for families or a group of friends looking to explore the Jurassic coastline. There are two parking spaces on the driveway outside the property and there is additional free on-street parking near Bedlands Lane. Park right up outside the house and enter via the front door which leads you into the downstairs hallway area. The open-plan kitchen, living, and dining area is a beautiful sunny space with doors opening out into the garden. There’s a large corner sofa, a three-seater sofa, a Smart TV with Freeview, an extendable ceramic dining table with seating for up to nine, and a breakfast bar with two bar stools. The kitchen with quartz worktops is fully-equipped with a fridge/ freezer, dishwasher, two electric ovens, five-ring induction hob, slimline wine fridge, a nutribullet blender, kettle, toaster, and plenty of cupboard space for storing your food. There’s also a utility area next to the kitchen with a washing machine, tumble dryer, microwave, and an additional sink, for added convenience. The ground floor is completed with a downstairs toilet and a fully enclosed level garden with a patio area, four-seater hot tub, an outdoor sofa, and a double hanging egg chair. The stairs then lead to the first floor where you will find four of the bedrooms (one of which is en-suite) and the family bathroom featuring a shower over the bath, LED Bluetooth anti-mist mirror, a double vanity unit, and two heated towel rails. The first bedroom on the first floor has a single bed, the second has a standard double bed, the third has a king-size bed with an en-suite shower room and the fourth room has a super-king-size bed. Head upstairs to the second floor to discover the master bedroom with a king-size bed, Smart TV, Velux windows, and an en-suite shower room. Blue Drift has plenty of luxurious touches including white shutters in some of the rooms, quality flooring throughout, and a luxury, private hot tub. The private, fenced garden is a sheltered space with a small lawn and a patio area. The patio doors open out into the garden from the kitchen/ dining area, perfect for socialising. Take a leisurely walk into Budleigh Salterton for some retail therapy, fish and chips, or of course, spend the day having seaside fun on the lovely, pebbled beach. You can explore the South West Coastal Path to Exmouth in one direction to the West and Sidmouth to the East. Play golf, spot birds on the River Otter, explore Woodbury Common, or why not simply sit on the seafront with an ice cream and watch the world go by? The National Cycle Rte 2 path is just a few minutes away from the doorstep of the property and offers 2.3 miles of off-road level cycling and walking to Exmouth. From there, join the 22 ½ mile Exe Estuary Trail which takes you to Exeter and Topsham by bike or on foot, or you can catch the ferry across to Starcross. Woodbury Common, known as the East Devon Pebblebed Heaths, is a great walking and mountain biking spot and stretches inland from the coast at Budleigh Salterton, 7 miles long and up to 2 miles wide. Another scenic drive away are the amazing sights of Dartmoor with over 300 square miles of terrain to explore. In addition to lazing on the beach, try watersports at Exmouth Beach, take the ferry up the Exe estuary, or to Dawlish Warren Nature Reserve. Don't forget there’s always Crealy Park theme park, Bicton Park stately home and gardens, the Donkey Sanctuary at nearby Sidmouth, the Cathedral City of Exeter, the Sandy Bay World of Country Life, and the all-absorbing Jurassic Coastline with its famous fossil deposits stretching eastwards into Dorset. The picturesque town of Budleigh Salterton is nestled in the East Devon Area of Outstanding Natural Beauty, on the East Devon

Jurassic Coast at the mouth of the River Otter. From here you can enjoy a leisurely walk along the coast or stop off in one of the local cafes or pubs. The River Otter forms an area of grazing marsh and reed bed, which is of great significance for migratory birds and is therefore an excellent place for birdwatching. The coastal town is renowned for its preserved natural beauty, including a two-mile pebble beach for those wishing to take a dip in the crystal-clear water. The high street boasts an array of charming cafes, independent shops, pubs and a museum, or sit on a bench on the promenade to soak in the scenery. Cyclists will be delighted with the country lanes and National Cycle Routes, offering tranquility away from the busier roads in the town. There is also easy access into both Paddington and Waterloo from the nearby Exmouth railway station, making Budleigh Salterton an ideal base for everyone.

Note: The property is near a busy road and some noise may be heard from the garden.

Note: Check-in from 4pm, check-out by 10am.

Note: Guests will have access to the entire house apart from the garage.

Note: Please be aware that the house is situated alongside the busy B3178 road which leads from Budleigh Salterton to Sidmouth so there is some traffic noise; all the rooms have double-glazed windows.

Note: The house is situated within an unfinished housing development although the house itself is in perfect condition.

Note- no children under the age of 12 are permitted to use the hot tub.

Children between the ages of 12 and 16 years must be supervised by a parent or guardian at all times.

Please note there is a 7 night minimum stay Friday to Friday between the12th July to Friday 6th September.

Note: The second-floor bedroom has a sloped ceiling.

cctv: There is a Ring doorbell at the front of the property for security purposes.

Noise Guidelines: Guests are asked to avoid making any noise in the garden between 9 pm and 8 am, as the area is residential with young families living nearby.

For this reason, we also ask that the hot tub be used only between 8 am and 9 pm.

The house is not suitable for parties, noisy gatherings, stag, or hen groups.

Parking: Parking is limited to two spaces on the driveway due to the constraints within the development.

If guests have a third vehicle, it can be parked for free on Bedlands Lane, a local road just a 5-minute walk away along an unlit grassy path.

Please note that parking across the pavement or in any other areas of the estate is not permitted.

Please note: The signal at the property can be poor, but wifi is available for calls or general usage.

Please note: The neighbours dogs may sometimes be heard barking.

    Couldn’t fault the communication either, we had a lovely stay, only a couple of minor issues which might not bother others but being on holiday you might want a lie in, next door neighbours children were up early for school and proceeded to run up and down and shout at the top of their voices which woke us all up a couple of days at 7.30/8.00! Also no salt in dishwasher so had to buy some or couldn’t use it, as I said only a couple of small issues which didn’t ruin the stay. Also the pathway to the neighbouring road to park a third car was treacherous due to all the rain as it was grass, path could do with being paved one day.

    Owner kept in touch and sends numerous instructions. Only disappointment is location not really able to walk from property if you have pushchair or wheelchair, could do with a path as it’s a new housing development maybe the path might be extended on the main road so u can walk more .
