Closer to home, the town of Tiverton boasts a pretty canal and from here you can hire a barge for the day or cycle along the miles of waterways. Walkers and dog lovers will also be in their element with the Blackdown Hills an Area of Outstanding Natural Beauty, and both Exmoor and Dartmoor National Parks all within easy reach. Beach lovers can explore the world renowned Jurassic coastline, including picturesque Lyme Regis, and the pretty seaside resorts of Sidmouth and Branscombe. There are also a number of National Trust Properties in the area including the Killerton and Knightshayes and the fabulous Lost Kitchen restaurant. Also perfectly appointed is the kitchen area and this boasts a fabulous range of appliances including an electric oven and induction hob, microwave, fridge, freezer, dishwasher and also a washing machine. Handily on the same level is the first of the two lovingly presented bedrooms, a king size with an en suite bathroom with shower over bath and WC. Completing the offering inside the property and approached via two steps from the living area is the second bedroom, a king size zip and link (which can be made into a twin with two 2'6" beds upon request) with an en suite shower and WC. Venturing outside you will discover a lovely sun trap gravel patio area with stunning countryside views which can be admired from the hot tub, with garden furniture and a charbroil gas BBQ and a Chiminea, here you can enjoy meals in the fresh air when the weather permits. Further to this an additional seating area with views has been thoughtfully provided for your relaxation and enjoyment, plus a level area of lawn for family games. There is also a pond which you can enjoy, however it is unfenced, so care to be taken with children and dogs. You will also find the owners home grown vegetable patch, which you are welcome to help yourselves and use to rustle up a hearty meal. Take advantage of the three acres of grounds, perfect for dog walking and just adjacent to the cottage there is a Cross Country Croquet pitch available for guest use. Private off road parking for three cars is provided directly outside the cottage. Need to know: 2 bedrooms 1 king size zip and link (which can be made into a 2 6 twin upon request) and 1 king size. 2 bathrooms 1 en suite bathroom with shower over bath and WC and 1 en suite shower room with shower and WC. Electric oven and induction hob, microwave, fridge, freezer, dishwasher and washing machine. Smart TV in the lounge area. Private Hot Tub with fabulous views. doggy beds, bowls and treats are on hand for their stay.. Outside tap and hose with hot water for washing down the dogs with towels provided too.. Gas BBQ and wood fired chimenea. Local pub, Ring O Bells within walking distance 1.5 miles. Travel cot and high chair available and lots of baby equipment too. Children's toys. Supermarkets deliver to the cottage and the owners can unpack and put away your delivery before you arrive. Local produce welcome pack for your arrival. Cross Country Croquet pitch available for guest use adjacent to cottage. Shed available for guests to put their bikes (this is not lockable but is secure). Private off road parking for 3 cars. Village community shop 2 miles and wonderful Farm Shop 3 miles away. Devon Woodfired Pizza van every Friday in the village from 5 8pm.
