Pilchard Cottage is tucked away in the heart of the quaint seaside town of Dawlish and is a newly renovated 220-year-old Georgian Cob Cottage full of quirks, charm, and home comforts. The cottage is ideal for one or two couples or a family and was built by The Lord of the Manor at the turn of the 19th century for the local fishermen and their families to reside. The property is perfectly located for the world-famous Dawlish Sea Front, The Lawn, The Brook, independent shops, cafés, bakeries, ice cream parlours, restaurants, pubs, takeaways and public transport links.
As you walk into the property through the porch stable door there is a step with a grab rail to enter the sitting room.
The sitting room is well equipped with a 42” Smart TV, stylish seating, and benefits from the added ambience of fairy lights and a woodburning stove, making this room a truly magical space to relax after a day of exploring the local beaches. After the staircase on the ground floor, allowing access to the bedrooms, is a separate dining room accessed via a step with a grab rail.
The large dining room offers tasteful seating for up to six people, and there is also a window seat for reading or enjoying your morning coffee and a bookcase set back into an old mysterious doorway; there is also a desk with a second TV which could be used as a workspace if needed. The galley-style kitchen is a contemporary space with opulent furniture and stone flooring. It is well equipped with an electric hob, fan assisted oven, dishwasher, washer/dryer, fridge freezer, microwave, kettle, toaster, DAB+ radio and a coffee machine. Beside the kitchen awaits a refreshing bathroom with bronze fittings and stylish furniture, ideal for a warm shower or a soak amongst the bubbles.
The bathroom offers a spa bath and a thermostatic rainfall shower; there is also a large mirror, a shaving point and shelving for storage. There are two grab rails by the bath for safety.
The bedrooms are accessed from a small landing at the top of the stairs with two further steps to access the front bedroom from the landing. Grab rails and handrails are fixed to the walls.
The front bedroom is a large room with a king-size bed, bedside tables, dressing table and chair, built-in wardrobe, and further storage.
The back bedroom is located off the landing with one further step to access. It is also large, has a king-size bed and a single bed, a large chest of drawers and a built-in wardrobe, as well as two windows with far reaching views over Dawlish.
Take breakfast outside in the characterful rear courtyard, accessed via a door in the kitchen, making the most of this fully enclosed suntrap during the summer. There is a metal patio set and a parasol for the summer months. There is also a log store, potted climbing flowering plants, a wall mounted pull out rotary airer for your laundry and a boot rack.
Historic Dawlish is a wonderful place to enjoy a holiday year-round; from sunbathing and sea swimming in the summer, watching the resident Waterfowl paddling in The Brook during the spring, heritage steam & diesel train spotting in the warmer months, migratory bird watching in the autumn and admiring the wild winter sea as it collides heavily with the recently completed sea wall during an Easterly storm.
If your stay coincides with one of the wonderful community organised events such as; Dawlish Carnival, Dark River Festival, the Bike & Trike Show and several Food Markets, then you are in for a real treat! Dawlish also boasts a theatre, museum, a bowling green, summer boat trips, a wonderful new play park, crazy golf and a fantastic stretch of the South West Coast Path from Coryton Cove to the magnificent nature reserve of Dawlish Warren and beyond.
If you wake early on a clear morning, amble down to the breakwater at Boat Cove and bathe in the golden glow as the sun rises out of the sea whilst listening to the birds chirp from their burrows in the red sandstone cliffs behind.
Outside of Dawlish there are plenty of lovely seaside towns to visit including Teignmouth, Exmouth, Torquay and Brixham. Paignton Zoo and Dartmouth Steam Railway are top attractions for the local area.
The city of Exeter makes for a wonderful daytrip and is also quickly accessed by train from Dawlish; you can walk the Roman Walls, visit the Catacombs on a free guided red coat walking tour and enjoy the magnificent Royal Albert Memorial Museum on a rainy day.
If you are travelling to the area by car, then a day spent at the Dartmoor National Park is not to be missed. On a clear day you can see for miles which makes for a thrilling 'yomp' across the Moors; waterfalls, tors, forests, and wild Dartmoor ponies are just a few of the highlights here.

Parking Permit – A parking permit for one car can be provided to the guest at no extra cost, for the duration of their booking in the following car parks; Barton Hill Car Park (Dawlish, EX7 9QF), Sandy Lane Car Park (Dawlish, EX7 0AF), Landward Car Park (Dawlish Warren, EX7 0NF) and Seaward Car Park (Dawlish Warren, EX7 0NA).
Guests will need to provide their vehicle details to the property owner ahead of their stay, to allow the permit to be updated with their vehicle details. Guests are required to follow the terms and conditions of each car park. Further details will be provided.
A charming seaside town set on the southern coast. The town of Dawlish offers all of the facilities for day-to-day living including a pleasant variety of shops, restaurants and cafés and a small theatre. Dawlish is famous for its Black Swans that live with other waterfowl on the Dawlish Water that runs through the central town park down to the sea, at night in the summer it is beautifully lit by strings of coloured lights. Dawlish comes with a wonderful, sandy beach with a crazy golf course also nearby, it is the perfect place for a family holiday. Up the coast is Dawlish Warren that can be reached by car or train or, for those energetic types, a walk along the sea wall. Further afield, Dawlish mainline station offers access to Exeter, Exmouth, Torquay, Paignton or even Plymouth, trains are plentiful.

The cottage is dog friendly which includes tiled flooring from the front door to the back door and a warm water dog shower in the enclosed courtyard.
There are dog friendly beaches and woodland walks in the vicinity.
The following items will also be provided; dog towels, shampoo, bowls and some welcome treats.
The courtyard is approximately 20 metres squared, has no grass and is only accessible through the house.

Everything has been so tastefully done and the thought and detail that has gone into the cottage is amazing. The history of the cottage is really enhanced by the wonderful nautical themed art in every room adding to the seaside ambience. So much work has been done to make anyoneâs holiday a luxury. From the gorgeous fireplace to the delicious treats to the extensive gadgets in the kitchen all made for a throughly enjoyable time away. The dog treats, bowls, extra leads, dog towels, shampoo and most of all the hot doggy shower outside were all so thoughtful and kept the pooches pampered. Highly recommended.

Bedding and towels are of excellent quality. The owners have thought about everything you might need in a self catering g property. The kitchen is comprehensively equipped and basic condiments and cleaning essentials are provided. There is Equipment for babies and toddlers. The dog friendly facilities are superb. Generous sized dog towels, bowls and mats a warm shower in the courtyard and a portable shower and shampoo for mucky walks. The welcome basket had a nice mix of treats and essentials, such as milk tea and coffee. Location is great,easy walking to the beach and town, with some nice independent shops, such as Baker, butcher, greengrocer.
