Guests arrive into the hall with the spacious and light kitchen straight ahead with the living room and modern family bathroom to either side. Upstairs there is a charming master bedroom at the back and a twin bedroom to the front, both tastefully furnished and with original beams giving character.

1 The Old Coach House is an ideal base for visiting the beautiful and varied Suffolk Coastal region or staying at home with a sunny west facing patio to relax on and plenty of activity in the village including a traditional country pub next door a fantastic village hall The Hub hosting activities from yoga to cinema nights which you can enjoy and kids of all ages are sure to have fun at the well-equipped playground opposite or, up a flight of steps, the playing field with a great range of equipment, football nets, and picnic benches surrounded by beautifully countryside.

Ground floor

Guests are welcomed into a hallway with the family bathroom to the right, living room and stairs to the left and kitchen straight ahead.

Kitchen

A large light kitchen with terracotta tiled floor, feature brick wall, and units along two walls. Equipment includes a freestanding dishwasher, electric oven with hob, washing machine, fridge/freezer, and microwave. There’s ample space to enjoy meals with a farmhouse style table and four chairs.

Living Room

With period features and a modern electric wood burner effect fire, this room is furnished with two two-seater sofa’s, an armchair, coffee table and side tables. There’s Wifi and entertainment’s provided with a TV and Bluetooth speaker

Family Bathroom

A good-sized bathroom incorporating a bath with shower over, washbasin, WC, heated towel rail and window giving natural light.

First floor

Carpeted stairs rise and turn to the small first-floor landing where both bedrooms are found.

Master bedroom

Original beams add character to this light room with velux window in the sloping ceiling; there’s a king-size bed, side tables, chest of drawers, hanging space, and window to the back of the cottage.

Twin bedroom

Outside

This cosy semi-detached cottage is in the heart of the village on Huntingfield, next to the popular traditional country pub, the Huntingfield Arms and just opposite the well-equipped playground and playing field. A drive leads up to the private parking at the side for a couple of cars and there’s a sunny west facing gravelled area at the front with a table and four chairs. 1 The Old Coach House is an ideal base for visiting the beautiful and varied Suffolk Coastal region, or simply relaxing outside with rolling countryside to explore from the doorstep.

Laxfield is about half-way between the Suffolk market towns of Halesworth and Framlingham, just 40 minutes' drive from the coast at Southwold or Aldeburgh. Just off the main road, called The Street, lies the school and pre-school, the village hall and the Baptist chapel. In the centre, near the wonderful All Saints Church and the historic Guildhall are a thriving modern Co-op store and two charming pubs. Close by, Halesworth is full of character, with old buildings, a weekly market held on a Wednesday and a variety of shops, cafes and restaurants. The beautiful Suffolk Heritage Coastline features unspoilt heathlands and the rspb Minsmere Nature Reserve, whilst the delightful coastal towns of Southwold and Aldeburgh are all within a short drive. With the cities of Ipswich and Norwich both within touring distance, Halesworth is an ideal location from which to discover Suffolk.

    There were cobwebs in every room like it hadn't been cleaned, which was evident it hadn't been for sometime. There was cobwebs on windows in all rooms. There was even cobwebs on the stair carpet corners, that's how bad it was. My husband got rid of 15 spiders within the first 30 mins. The vent in the lounge window broken. There were dead flies on the lounge floor. The handrail going upstairs was sticky, the carpet filthy. The kitchen windows were dirty. When we were packing to leave I dropped a hanger and when my husband picked it up, there was an empty biscuit wrapper behind the bedside cabinet.... the outside table and chairs had a broken chair. Had it been a hotel, you can change but after paying for a week we were stuck. Disgraceful. I don't pay through the nose for a week away to clean up someone else's dirt. The owner get 6 hours to turn the property around, putting clean towels in the property does not constitute a deep clean. Which should be the minimum after covid.

    It's very well situated in a quiet village next to a smashing pub and with good access to the coast and Norwich. The owner really does need to buy a new mattress for the double bed becase, as another reviewer has noted, it's so hard (I had to sleep on settee cushions on the lounge floor).
