Guests say

Caithness House is highly praised for its prime location in Southwold, offering easy access to both the beach and town. Guests appreciate the spacious, well-equipped living areas and the property's suitability for those with mobility issues. The thoughtful touches, such as a welcome cake, are well-received, although such gestures are not guaranteed. Some minor maintenance issues are noted, but overall, the property provides a comfortable and convenient stay.

Guests consistently describe the property as spotless and very clean, indicating high standards of cleanliness throughout.

The property's location is frequently highlighted as excellent, being close to both the beach and town centre, making it an ideal base for exploring Southwold.

The property is generally found to be comfortable, with comfy sofas and beds. However, some guests mention small shower rooms and bedrooms, slightly lowering the comfort score.

The property is well-equipped, especially the kitchen, and offers good Wi-Fi and a TV with extra channels. However, the lack of signed-in accounts for streaming services and some maintenance issues, such as a problematic shower and leaky toilet, affect the score.

While guests mention lovely touches like a welcome cake and fresh milk, these are individual experiences and such personal gestures cannot be guaranteed for every stay.

About this property

Open plan living with a twist... modern furnishings paired with beautiful original features, Caithness House also enjoys wonderful views of Southwold Lighthouse. Just a short walk from the beach. Dog friendly.

What a gem! This charming Victorian town house is situated on the sought after St James Green in Southwold offering warm and cosy ground floor accommodation for 6 guests. Not only does the property have charm and character but it also has location on its side - just a short walk to the sea and equally close to the town’s attractions.

Inside, the property is charming and well configured - the open plan living room is cosy with a couple of dark blue sofas and an open fireplace, a lovely relaxing spot to kick of your shoes and curl up in front of the fire. Just off is the dining area with a traditional farmhouse table, chairs and armchair. The country style dresser and model boat add to the appeal and a reminder of the coastal location. The kitchen has a functional and stylish range cooker and breakfast island - perfect for sitting with a magazine and a coffee over breakfast. The bedrooms are fabulous - beautifully furnished and decorated in hues of grey and white with pretty curtains, blinds and bedding.

Southwold has some great shops, cafes, delis, pubs and restaurants so you’re spoilt for choice when it comes to dining. Alternatively visit one of the independent grocers, bakers and butchers and cook up a treat. A visit to Southwold wouldn’t be complete without heading off to the pier, dating back to the 1900’s, it was originally built as a landing point for the steamships which use to stop off at the town. Don’t forget to visit the lighthouse - this distinctive landmark at the centre of the town has been guiding vessels into the historical harbour since the late 1800’s.

Loved the flat and suited our needs perfectly. Shower room a bit snug for one of our party with mobility issues but was still manageable and the plus points outweighed that.
