Mulberry Manor is a spacious and comfortable cottage in a peaceful and scenic location, ideal for family gatherings and those seeking tranquillity. Guests appreciated the open-plan layout, comfortable beds, and the festive touch of a decorated Christmas tree. The property's proximity to the Yorkshire coast and countryside walks was also a highlight.
Several guests reported issues with cleanliness, including unwashed crockery, dusty rooms, and cobwebs. The floors appeared not to have been mopped, and there were reports of mice droppings. These recurring concerns suggest a need for improvement in cleaning standards.
The location is highly praised for its quietness, easy access to the South East Yorkshire coast, and scenic countryside views. Guests enjoyed the proximity to beaches and local amenities, making it a well-located retreat.
The property is generally considered comfortable, with spacious rooms and comfy beds. However, some guests experienced issues with heating and draughts, which affected the overall comfort during their stay.
Facilities were adequate but several guests encountered maintenance issues such as non-working heaters, problematic showers, and a lack of cleaning equipment. The absence of Wi-Fi and difficulties with kitchen appliances were also noted.
Some guests were delighted by welcome gifts and the provision of a Christmas tree, indicating thoughtfulness. However, as not all guests received such amenities and there were suggestions for improvement like a welcome basket, it is polite to mention that such gestures are appreciated but not guaranteed.
Mulberry Manor is the largest of the barn conversions, adjoining Meadow View. It has a spacious open plan living area, a well equipped kitchen and the convenience of a ground floor bedroom with an en-suite shower. A glass balustrade leads up to the other two double bedrooms and the family bathroom, with a separate shower and a bath.
The popular seaside town of Withernsea, lies in the East Riding of Yorkshire. This cosy, coastal haven has a relaxed atmosphere, the perfect location for a family break. The flat, rural landscape surrounding the town offers some magnificent sweeping views and a wild, windswept atmosphere to blow the cobwebs away! The surrounding villages offer some historical landmarks, including a lighthouse now housing a museum, a Napoleonic fortress and a huge nuclear bunker which runs award-winning tours. Withernsea's sand and pebble beach boasts a grand tower-like entrance, plenty of delicious fish and chip cafés nearby and, further along the coast, the spindly and atmospheric Spurn Peninsula that stretches three miles out to sea. Withernsea offers a traditional promenade, ornamental gardens, children’s playgrounds and fun attractions including amusements, plus there's also the convenience of two supermarkets in the town.

I'm so glad I did book it though. The photos could do with updating as the furniture has now changed. The property is very large and spacious, plenty of room to not be over crowded. Well equipped kitchen with everything we needed. It's in a lovely quiet area if that's what you're looking for if not then it's not for you. We had a small issue with the Internet but was promptly resolved when I contacted the owners. All in all a very good reasonable stay and would definately return if in that area

Inside I spent first hour getting rid of spiders and cobwebs with only a dust pan and brush as the property looked like it hadn't had a clean since the last holiday makers. Nothing to clean surfaces with and had to buy surface spray as well as toilet blocks as none at all. Only a push along hoover from the sixties to clean floor bought a cordless vacuum so we could clean it properly. Mice droppings in cupboard under sink and an awful smell in the same area. No batteries in torch and shower was Luke warm. Both mentioned by last occupier in their review. Leak under sink in main bathroom bath and downstairs toilet no toilet rim blocks. Generally ok but not cleaned prior to our stay. Some points made by last holiday maker and have yet to be addressed. Would stay again but cottage needs a refurb to freshen up.
