An ideal escape for couples and small families in a Scottish Highlands village, with spectacular scenery and the famous Falls of Dochart.. Ground Floor:

Kitchen: With electric oven, electric hob, microwave, fridge/freezer, dishwasher, washing machine and wooden floor.

Bedroom 1: With twin beds.

Wet room: With shower and toilet.

Bedroom 2: With kingsize bed and en-suite with double-ended bath, shower cubicle, toilet and heated towel rail. . Gas central heating (underfloor in wet room), electricity, bed linen, towels and Wi-Fi included. Welcome pack.. Lawned garden with sitting-out area and garden furniture. Bike store. Private parking for 2 cars. No smoking. Please note: There are 7 steps in the garden.. Rose Cottage is an attractive, traditional, 18th-century cottage in the centre of Highland village of Killin, with the local pub, restaurant and shops all within a few minutes’ walk. This welcoming, semi-detached cottage with thick walls, offers guests a cosy place to relax and unwind. On the ground floor you will find a cosy living/dining with comfortable sofas, a modern kitchen, equipped with all you need to prepare a family meal, a twin bedroom and a wet room with shower and toilet. The first floor is home to a light and spacious kingsize bedroom complete with an en-suite bathroom with a double-ended bath, perfect for relaxing after a long day exploring the area. There is even use of a good-sized rear garden with views up to the hills, perfect for dining al fresco in the summer months.

Rose Cottage is in an ideal location for exploring all that this beautiful area has to offer, either on foot, by bike or car. Situated on the border of the Loch Lomond and the Trossachs National Park and Ben Lawers Nature Reserve, you couldn’t be in a better spot from which to see wildlife, and enjoy the surrounding mountains, lochs, waterfalls and forests. This area has much to offer for all ages including gentle strolls along the riverside, an afternoon coffee, or a glass of your favourite tipple at the local pub. Should you enjoy a round of golf on your holidays, the local golf course welcomes guests, and for anglers, Loch Tay and the River Dochart offer daily and weekly permits.

For a more adventurous holiday, the area is famed for its magnificent mountains including Ben Lawers, Perthshire’s highest and Britain’s ninth highest mountain, and Schiehallion. There are many mountain biking trails through the forests, white water rafting, bungee jumping and horse riding within the area. For a day out, the pretty conservation village of Kenmore is at the other end of Loch Tay and is well worth a visit. It is also a popular centre for water sports, or why not take a boat trip on the loch? For the history buffs, there’s a long house, 3 miles away in Glen Lochay, or the Scottish Crannog Centre on the loch side shows life 2500 years ago. Further afield, Stirling is only a 40-minute drive, Perth can be reached within an hour and Glasgow and Edinburgh are just under 2 hours away. Shop, pub and restaurant within 150 yards.

    Wonderful cottage, very clean and comfortable. I’ve given a score of 10 for amenities however this is assuming what you are looking for are lots of lovely walks, access to a loch and a few local pubs and cafes. A wonderful place to have a relaxing outdoors holiday

    Rose cottage is beautiful and extremely clean and comfortable would definitely return and recommend but maybe in the summer as not alot of eateries open only one place and the co-op but would definitely go back

    Enjoyed our stay despite the awful weather. The cottage was clean and fresh on arrival. Sitting area is comfortable but the large pouffe takes up a lot of room. Good size TV. The kitchen was a good size and well equipped apart from having only 2 mismatched wine glasses and no whisky glasses (odd for a Scottish home). Another flat baking tray and an extra dish towel would have been handy. The heated boot room was great for wet jackets and boots. The downstairs loo was useful but no hand towel was provided ( there was liquid soap!) The hard floors throughout the ground floor were a big plus. The stairs are very,very steep and no upstairs landing. We coped fine but wouldn't recommend if you have any mobility issues.The bedroom was light and the bed comfortable but there was no mirror near a socket for drying hair. Hanging space is quite restricted and awkward to reach. The ensuite bathroom is lovely and large.In total 2 bath towels and 1hand towel provided which is poor.We didn't make use of the great looking bath. The shower was good with great water pressure. We didn't use the downstairs twin bedroom and I'm unsure if there is any hanging space. The parking area is good with space to turn if you take care. The garden is enclosed so good for dogs. Drying line with pegs provided. Perhaps the owner should consider a washer/dryer for the Scottish climate. The location is ideal across the road from the Co-op,newsagent and a good park for kids. There are good walks locally and eateries too. I was disappointed with the advertised welcome pack. (2 teabags, 2 biscuits and a chew for the dog). Despite all my moaning I would return because the cottage was clean, comfortable and warm and the location is great and Killin is a lovely place.
