    Buzzards Breg is in a beautiful, but very remote location.

    The cottage itself has been sensitively & creatively refurbished after the rebuild from barn to cosy cottage. It was very comfortable. But it was a shame the woodburner had not been cleared out of ash & subsequently relaid , ready for us. ( as promised in information ) We are both touching 80 years & had recent serious health issues & stress over many months related to this. The ow ners knew this.There is no freezer in the property & we would suggest this is a neccessity due to its location, much preferable to the dishwasher which we did not use. The lobby & utility area ( with large sink ) by front door was a most useful feature where one could leave wet boots , waterproofs etc & gather our belongings together, making arrival & departure much easier, rather than continually walking back inside with outside shoes on. The listing was not accurate as there WAS a shaving point & there WAS a hairdryer provided, the former not obvious. We had not expected to provide our own toilet rolls or to strip the bed on departure. Neither of these requisites have ever been required before in s/c accommodation & friends were amazed that this was expected. A welcome pack or even just milk would have been much appreciated . In the past owners had actually asked us if there were any food items they could provide for us on our arrival. We , of course, wished to pay for these but that offer was always refused !!! The most aggravating feature of Sykes is that one cannot reach the owners until 48 hours before departure. This has NEVER been our experience before & owners have consistently wanted to be as helpful as possible prior to the holiday, always going the extra mile, even to the extent of texting us while they have been on holiday abroad themselves ! Nothing has been too much trouble. My wife was made to feel an inconvenience by Steve when she contacted Sykes re delay in owners contacting us. She had many concerns to make the holiday as easy as possible due to the huge pressures we had been under since early 2022. We are 'easy ' folk, not the troublesome variety (!) & initial communications were definitely not helpful or particularly kind. That was a shame. She was told that consumable items like bin bags , loo rolls etc must be brought by us & that personal items like a hairdryer should be brought too !!! Extraordinary ! She was told we were renting the building & that was all. It was not a good introduction & she was rather shocked, as was I . However, we give thanks for the peace & beauty of the environment, once there. It is most appropriate for walkers who have little desire to venture further than the immediate landscape.

    This barn renovation is luxurious, and the view from the balcony stunning, over splendid hills and valleys.

    It’s on a working farm, so there is ongoing, quiet activity, but one can immerse oneself in a gigantic peace, not even any traffic noise. On a hot day such as we had, the spacious sitting room, with its huge windows and wide door opening onto the balcony, was wonderfully cool and restful. We would certainly want to go back again. It may be useful to say that on arrival, we missed the turning; look out for a long track leading upwards with a sign written on a slate at ground level. The name of the next-door house, “Rhoslyn” was first, then “Goblaen House” (not “Goblaen Barn”). We had to knock at someone’s door to ask for help. There is a parking area a few yards from the barn, but you can take the car right to the door for unloading/loading or for dropping someone off. The owners were away, but a young woman looking after the horses showed us the parking arrangements when we arrived. Again they were marked, by a sign on a slate. The barn was being looked after by someone who had kindly left a welcome of Welsh cakes and fresh flowers. Goblaen might not suit an elderly or disabled person, as the access is up a stairway, as the website makes clear. Also the sublimely comfortable, super-king-size, bed is very high, although there are twin beds in the second bedroom at normal height. Some little touches were missing in the lovely bathroom and the shower room, a toilet roll holder, for instance. Another thing to be aware of is the very slow internet and no mobile phone signal. There is no iron or ironing board. I would have found it useful to have a portable rack for drying small hand-wash items. Hot water all the time, a lovely big oven and hob, and a small ‘fridge with a freezer compartment. The shops are a few miles away in Hay-on-Wye, but there was milk in the ‘fridge, coffee and tea, and the Welsh cakes!

    Perfect location for us.

    This property is located over the bridge from the main town of Builth Wells very close to the Showground. The local Co-operative/petrol station is within easy walking distance (under 10 mins) and the main town only a little further over the bridge. Lovely park in town which runs along the River Wye. Another nice walk, also along the River Wye, just over the road from the property, behind the church. The house is located right next to a Primary school (used to be the headmaster's home), but other than that, it is away from other properties. Quiet, apart from a little road traffic noise, which died down at night anyway. The property is quite old and has a farmhouse feel, with large kitchen with wood burning stove, stone/wood floorboards and rush type mats. Heating (oil) excellent and we didn't need to use stove at all. Tumble drier is provided (not spin drier as described) and washing machine - both in a little outhouse accessed from a "boot room", the latter being extremely useful for hanging up wet anoraks, rubbing down dogs etc. The garden is quite large with a fairly steep slope and essentially rough grass. It is fenced, although I would not go so far as to call it dog proof, as much of it is post and rail, easily penetrated by smaller dogs. Nice area for doggy games though. Appreciated the little touches, such as the tea and milk provided, and the owner, Philip, was very friendly and lives quite close, so was always available if there were any minor problems or queries. A very enjoyable stay and I would not hesitate to recommend this property to anyone.

    4 days before our holiday at Globlean started my mother was taken into hospital meaning and I was left having to look after her 15 year old terrier.

    With no means of contacting the owners of Goblaen directly, I took the decision to bring him to Wales, rather than having to cancel our family holiday, knowing that the property took 2 dogs not 3. So I drove from my mums in Nottingham to London ( to pick up my dogs) and then to Wales - a 9 hour drive. We were met with a level of hostility that I have never experienced before, with Tracey the owner telling us that she would have to check with her husband to see if we could stay as 'rules are rules' and then added that my dogs were 'large' and the listing said that only medium sized dogs were permitted, I didn't even bother mentioning that they were both 11 year old retired service dogs ( no such information is given by Sykes). I waited for over an hour with no feedback, so eventually had to go knocking on the owner's door to see what their decision was. We were fortunate to be allowed to stay and acknowledge it was our error of judgement in the first instance but once you feel so unwelcome your holiday is ruined. We have used Sykes many times over and have always found onsite owner's to be extremely friendly and helpful. The location is very beautiful and the property is probably nicer inside than the photos give it credit for.

    Spacious and comfortable cottage.

    Road traffic did not disturb us due to thick walls. Great location close to shops but nice and peaceful. Brilliant area for outdoor activities. Only downside was the dire standard of cleanliness A superficial clean had evidently been done but the property was generally very dirty, with thick accumulations of dust and hair underneath and behind furniture, and on other surfaces. It was difficult to clean the property ourselves to an acceptable standard as there was no hoover or mop. We'd have liked to have been able to clean up after ourselves during our stay even if the property had been cleaned properly before we arrived. We did not report these problems during our stay. Reading other reviews of the property highlighting issues with cleanliness suggested to us that it was not likely that the property would be cleaned properly for us anyway. It's a shame the property was so dirty as it was otherwise very good. I would have highly recommended the property if it was clean.
