Little Cotton Barn is a spacious property with a well-equipped kitchen, comfortable bedding, and a peaceful rural location near Dartmouth. It offers a warm, cosy atmosphere and is ideal for large families, with ample outdoor space for children. Some guests appreciated the proximity to supermarkets and local attractions.
Reviews indicate that cleanliness is inconsistent, with several guests reporting dust, cobwebs, and unclean appliances. However, some guests found the bedrooms and bathrooms clean, suggesting variability in the standard of cleanliness.
The property's location is generally praised for its peaceful rural setting and proximity to Dartmouth, supermarkets, and attractions. However, the narrow access lanes and ongoing construction nearby were noted as drawbacks by some guests.
Guests found the beds comfortable and the property spacious, but issues with noisy floors and a low double bed were mentioned. The warmth of the property was noted positively, although some guests reported difficulty with mattresses and noise levels.
Facilities received mixed reviews, with guests appreciating the well-equipped kitchen and large grounds. However, numerous reports of maintenance issues, such as broken appliances, lack of hot water, and problematic locks, suggest a need for improvement.
While some guests mentioned a welcome bottle of wine and Christmas decorations, there is insufficient information to determine a consistent level of thoughtfulness across all stays, and such gifts are not guaranteed.

The barn is beutifull and lots of space for family. However it does need lot of tidying up and things replaced to make the experience enjoyable. The floors and showers were not very clean. Lots light bulbs out .ones really needed was on side entrance to patio as so dark at night. Bk to car . Fridge was set hi had defrost door close properly.tumble dryer never emptied and went all over the floor people need no it's a condenser and need emptied. The master bed is disgrace have pics it's held together with at least 50 cable ties and sagging badly it's so uncomfortable and very low our backs are really sore .I see a review that is been replaced a year later it still hasn't which not on. The floors are very creaky so U wake people up walking around. The middle. The upstairs TV remote not work only one channel the middle bedroom had TV but no signal and no dvd so couldn't be used. .the kids bedroom was really good and allowed dvds .we see the cleaner in farmhouse next door but only spent hour 20 mins cleaning. There also so many cobwebs on pictures beams ceilings lights ect and also mould spours under rad front room and around windows and showers .bath is beutifull and relaxing.Something this size is going need more than that we love the place and location. The building work opsite was shown before booking and didn't bother us weekends don't work .that's off putting some as start at 8am but was clearly stated .if these things was rectified we would love come bk to this property

Some small things that did not impact our stay, but to be aware of as I know these have been mentioned before. We felt a sign needed to be put on the gate at the entrance to the cottage as we only knew we were there by seeing the name on the bins and had been driving around. Need to advise of the small lanes as these were difficult to navigate in a minibus. Middle bedroom the tv did not work. The back door lock needs sorting as could only open from the outside. We came back one day to an infestation of ants and flying ants at the back door wall...these went with some peppermint oil and water. The shower room on the main bedroom has a lot of mould in it, that came off when wiped, so just needs a good clean. If these issues were sorted I would think it would be a 5 star cottage as I was lovely to stay and if it wasn't for the tight country lanes we would definitely be back. Thank you for having us.

When we arrived the bed in the en-suite bedroom was broken and it took three days for us to contact the local agent.when they finally did answer the phone we got a quick response and somebody came out, The fix was unsuccessful and we called again the next day and the young man that came out this time said a new bed was really needed and he could only do a temporary fix. Cushions stuffed underneath for stability. The lane leading to the property needs better signposting. It is very narrow and overgrown . So bad in fact that a hidden tall tree stump hit the car wing mirror and destroyed it causing several hundreds of pounds worth of damage. Needless to say we wonât be returning to this lovely property unless itâs issues are sorted out.
