Had an amazing week at Minydon.
From the very start with easy directions, 2 large parking areas right outside the property and the welcome/complimentary wine and tea and coffee. The bungalow is spacious clean quiet and homely. 2 large double rooms one with adjoining single room at the front of the property and nice and sunny. 1 smaller single at the back. Towels provided although you will need larger/beach towels. Lounge with dining area overlooking the garden and hills and mountains. Comfy sofa, TV, electric fire very cosy in an evening. Bathroom with shower over bath constant hot water so no arguing over the first shower. Lovely bright spacious kitchen. Fridge and separate freezer electric cooker and hob microwave. All necessary bits and pieces (knives not very sharp) and bbq outside. Small porch area at side of house with key safe which is great when off doing different things and only one key. Back entrance has a key as well though to a small area where you can leave wet sandy gear and garden/beach games. Swingball croquet kites bowls surf boards all got well used. The garden and outside space is fab. The main garden has a secret quiet area overlooking the mountains and village. With washing line picnic bench well maintained grass area and a patio area plenty of space and sunshine. A raised area with another picnic bench at the rear of the converted garage. The garage has been turned into a games room. Darts pool (1 yellow ball missing) table tennis even a little seating area. We used this slot for our 3 generation family games tournament had a brilliant time especially grandma who managed to hit the dart board on a couple of occasions. Minydon is just across from the blue flag beach. Single track road with occasional cars (it was bank holiday) and over the grass to the footpath and beach wall. To note it is very stoney and steep to get to the sand but a small pathway and steps have been created in the top section to help. The sand is clean and water clear. Even on its busiest day so much space. And most of the time only us. Plenty of wind on the last few days allowed us to do some body boarding which was great. The village is a very short walk away with two convenience stores pub butchers fish and chips green grocers etc. Lovely coffee at the miniature railway cafe. The train takes you to the point of the estuary where you can walk back along the road or beach or catch the small ferry boats to barmouth harbour. There is a mainline train to Birmingham and north to phwelli we used this to go to barmouth cost about £3 return takes 10 minutes parking in and around the station . You can walk back from barmouth or beyond across the viaduct £1 honesty toll and then along the estuary to fairbourne golf club and the village on the Maddawch trail it's about 4.5 miles but seats and fantastic views there is a train stop at maddawch about half way. We also walked up to the blue lake to note the lake entrance is blocked off but the walk takes about 30 minutes it's very steep in places and we took the short cut up what was a small waterfall due to overnight rain but the views of the lake from above and back towards snowdon were completely worth it. Takes snacks and drinks and sit up there to enjoy the views and peace. 2 of our party (50 and 9years) went pony taking at the stables just outside the village £25 for 1 hour ride along the estuary and absolutely loved it. Not enough time but would have done the beach ride if so. Also visited nearby Tywyn great beach and icecream plenty of parking. Can go on the train as station is 2 minutes from the beach although the drive has spectacular views. Barmouth for crabbing, best fish and chips sat watching sunset on beach and to die for icecream frappe at the little stone cafe in the town near the spar. Harlech for the castle and great cafe and steepest road in the world official. Cwm nantcol near llanbedr for paddling in the river and raft racing (made our own tiny ones out of driftwood from the beach) and lazy picnic/bbq - good facilities toilets showers hot drinks and icecream very busy though (we remember this from 40+ years ago when it was a hidden treasure of the area). Llanfair caverns for tea and cake and great views of shell island etc and good caverns to explore. Corris and king Arthur's labyrinth we actually only did the craft village but it was brilliant did chocolate and candle making fab shops and lovely people. Very clean good facilities reasonably priced and the best brownies ever in the cafe. Will return to do the labyrinth next year and the nearby Tallyn railway and lake. We also went to the beach at Dyffryn Arduway/talybont which is a great beach with sand dunes and where we normally stay but missed out as booked to late but will struggle to decide now as loved Minydon and Fairbourne. Will have to have 2 holidays...Hope you all enjoy it as much as we did. See you soon Minydon. Ps issue with no hot water/heating although didn't really need it was sorted out super quick and with the minimum of fuss really impressed thank you for the great service.

As you walk into the property you are met with light switches that appear to do nothing.
On eventually finding a light switch that works (on the other side of the room) there are two switches and maybe half a dozen bulbs out of over a dozen that actually work. Other switches covered with electrical tape. This makes it look dangerous and poorly kept. On trying to cook a Christmas dinner we found that one side of the oven appeared not to work. Someone related to the property arrived (to check other parts of the house) and offered a possible solution. This did not fix the problem. The oven had also not been cleaned for some time with bits of old burnt food still in it, and the glass doors thick with dirt and grease. The gas hob also didnât fully work with 2 out of the 6 rings not lighting. The cupboards in the kitchen were extensive but lacking in basics, such as full sets of mugs and glasses. The property listing states that it can sleep 6, but doesnât provide sets of 6 mugs or glasses of the same type. On walking through the property there were cobwebs everywhere and most window frames were covered with furry mould (this has clearly built up over months) The âsun roomâ roof and door leaked resulting in pools of water on the floor when the typical Welsh weather hit. Along with the large fireplace in the sitting room which also had significant leaks, resulting in pooling water. The beds upstairs were cheap hard mattresses which were uncomfortable to sleep on. After a few days we cut our stay short by two nights as we couldnât bare another night in the beds. There was an extensive list about keeping the property clean and charges for this not being done. It wasnât clean to start with! We stayed when there was heavy rain, we couldnât clean the kitchen floor after the dogs as there were no mop / floor cleaning products provided. A lot of cupboards were full of old bags and broken broom heads along with other random / dumped items. The property is also linked (the main door and porch rooms) to the âofficeâ for the campsite which is at the location. We stayed when this was not in use but I would feel would be very intrusive when the campsite is active. With people coming and going. The overall feel of the property is that it could be an amazing property but is severely lacking in maintenance and a decent cleaner. We felt ripped off for the money we payed and was disappointing for a Christmas holiday.

We have stayed in Minydon before, it's lovely to walk out the door and see the sea.
The first impression of the property - the Front door is shoddy and the weatherboard broken. The porch is good for hanging up wet coats etc The living room feels dark and gloomy especially with the black beams and the large black hearth and black TV stand. The hearth is far too long to have a settee next to it, you have to be careful walking past especially if you're a little unsteady. The hearth could be reduced to the width of the Fire Surround it would give more space. The Dining area is great, roomy with lots of light whether eating food or playing games. The kitchen is well equipped,but the markings on the cooker have faded/rubbed off and we had to check in the book to see what they represented. The Air Fryer worked really well. It would be nice to have a dishwasher, as some of the plates etc were not too clean, the changeover of people is so large it would be much more hygienic. Under the sink is not too crowded maybe one could fit there.. Bathroom ok. Bedrooms were ok. The book left for information needs updating, the instructions for waste disposal needs a calendar as we put out the bins on the Wednesday evening but they weren't collected, is collection fortnightly? The heating was a bit hit and miss ie not coming on first thing or at night when you needed some heat, and some of the radiators had cold spots. It was a bit haphazard. The water was always hot whenever you needed it. Games room an asset! The garden was fine but maybe some shrubs could do with heavy pruning, especially as you first go on to garden. The Pampas leaves are like razor blades if young children are staying please be aware. Lovely views from Dining area whether it was sunny or rainy. Over all a lovely place to stay, just needs a little TLC

The location of the bungalow is its greatest asset being a minute from the sea and with a backdrop of Snowdonia.
The bungalow was clean and three of the bedrooms are light attractive rooms - the fourth's window overlooks the lean-to area and is a dark room. The kitchen is largely well equipped and overlooks the garden which is large and dog friendly with lots of seating. However, there is no bin in the kitchen - there is a dustbin in the lean-to area which reached by going down two steep steps. The mattress on the bed in the green bedroom really has reached the end of it's useful life ( I can't comment on the other beds / mattresses) and the furniture in the dining / living area is oversized and makes the space very cramped. There is a lovely view from the dining area but the lounge is dark , made worse by the very large black leather furniture. The only lighting is overhead with one uplighter which leans at a precarious angle. I found the room quite depressing in the evenings. Additional side lights would help enormously but there is no space for them. The front of the house needs some attention and tlc. The bungalow is best suited to four adults and two children and with some extra love and attention could be a perfect holiday home in a great location

Rall we loved our stay here.
It is what it is...a very old and traditional Welsh farm cottage. The kitchen had modern appliances (which all worked, so not sure what happened to previous guests) and everything was clean throughout. There was also a thoughtfull selection of 'goodies' left as a welcome. The piano was a highlight! My daughter found the various music books and taught herself how to play over the course of the week (maybe it was a bit too early for Jingle Bells!). Cottage location was just what we were looking for, some beautiful scenery and walks were enjoyed. One point to mention, we decided to take my mother with us as a last minute thing and when we got to the cottage we discovered she couldn't actually get up the stairs, due in part to her own mobility issues. There is a stair banister rail up the first section but the second section had no support to hold onto, making it impossible for her to use the first floor bedroom. More importantly she was also unable to use the bathrooms so emergency purchase of a camping toilet (good old Amazon Prime!)to resolve the issue. However this was probably more on us than the property for not double checking access. Overall we absolutely loved our stay, a relaxing time, just spending time together as a family.
