11-2-22. We have just had a wonderful, relaxing stay at this property which was a party of six adults and a small dog.
Having read previous reviews of the property before we booked it, I can say when we arrived last week that the property was spotless. It is obvious that previous cleaning issues have now been fully resolved. On arrival, we found a âwelcome packâ which consisted of tea, coffee, sugar, milk, biscuits and also chocolates and a bottle of Prosecco which we thought was a nice gesture from the owners. The property was fully equipped with everything required for our stay. On entering the hallway, we found the cloaks cupboard very handy for all our coats to be hung out of the way and the shoe/boot rack for wet shoes. Even outside the front door under the entrance walkway were two wellie bootsâ stands. The furniture is comfortable and the rooms are a good size with a large lounge, kitchen and very pleasant conservatory with open views for dining in. The lounge, in particular, was very cosy on an evening with the log burner lit, which itself became a focal point. All areas and rooms were warmed throughout from the central heating and hot water was not a problem any time of day or night. The bedrooms were comfortable and spacious with excellent TVâs and reception. It was in a very nice, peaceful location with excellent links to all areas by road and buses, although we did not use the buses. The kitchen was fully equipped with all good quality appliances in full working order, as was all the crockery and cutlery, and very modern and clean too. Outside were nice garden areas which I am sure are wonderful in warmer times to relax outside. About 150 yards away is the Kingâs Arms pub where a good variety of meals can be had. Our party ate there twice during our stay and all the meals are excellent, as was the hospitality and friendliness of the staff. We will certainly be returning here in the future and can highly recommend it to others. On the whole, although we were not looking for any, we could not fault this accommodation. Very enjoyable and a credit to the owner.

This Cabin is lovely and the views of the lake are amazing, but no privacy at all as there is a few steps next to the cabin where other people kept using to get to their cabins.
Sitting in the hot tub and having men walking past just a couple of feet away isn't very nice for young female girls. And both of our cars were badly scratched because of people squeezing passed with paddle boards etc, even though there is a sign saying Private on the Cabin. Maybe replace the Privacy sign at the steps to try stop people getting through or even put a gate up. We stayed here from the 1st Sept for 1 week and the weather was gorgeous, just to hot to sit outside on the decking and enjoy the views because there is no Parasol with this Cabin, and it was just far to hot to sit out in the sun without one, Reception said they don't hire out Parasols and didn't supply there guests with one either, if we had known this we would have taken one ourself. Also a clothes airer would be good too, using the dryer in hot weather just makes the cabin even hotter, which would be brilliant for the cold weather but not when its hot. The decking could do with repainting and a few boards fixing back into place, but nothing major. The hot tub is checked daily and is big enough for 5 Adults but probably better for 4. I tried every single day to speak to someone about a Parasol, using the contact info I was given when I booked, but never got to speak to anyone, I left voice messages and also text messages but no one replied. Apart from the lack of privacy due to some people squeezing passed our cars and staring at us in the hot tub, and the lack of an clothes airer or parasol, this as a really lovely clean Cabin & the beds are also really comfortable. The only reason we won't book this one again is because of the little issues we had, mainly the damage to our cars and the lack or privacy as stated above. The Wi-Fi on the park is terrible so don't expect much from it. It's free for a reason, you never seem to get any signal. The ark itself needs to sort this out though.

Laundry cottage is beautiful, the bathrooms and kitchen worked exceptionally well.
We found the cottage clean and instructions very good. The bedding and towels were good quality and the provision of cleaning equipment thoughtful. The garden is fully enclosed and the house was easily navigated by my relatives in their 80s Parking was good. Location for places to go was very good. The neighbours lovely. We had a few issues, one of the TVs froze but the owner replied promptly and I was able to carry out the remedy. On the Wednesday of our stay there was a local power cut after which the internet never came back on. Someone tried to boot it back up. The smoke alarm also seemed to be affected but we only realised that on the last night. For a holiday cottage it would be great to have some garden furniture for relaxing. At the moment there is a dining table, and I am sure that as the property develops there will be additions. We didnât like the numerous signs dotted around to stop activity such as lighting candles, we assumed there had abeen a few bad experiences. Thought about how that could be more discreet or polite for future guests would be an idea. The welcome basket was nice, the coffee realy good. It would be great to have a collection of leaflets on where to go. We didnât do much but Sizbergh castle was great for dogs and the farm shop wonderful jam.

However, there were a number of issues with the property that should be addressed given it is a 4 tick property. The main concern was the cleanliness. The lounge carpet is filthy. I accept it is a rural location but I have photos of the dirt and stains on the carpet. I really do recommend the carpet is cleaned or the flooring is replaced with slate or tile. The house was clean on the first inspection but as I moved furniture and items around it was apparent that it was not given a thorough clean eg underneath the sofa to retrieve toys or breadcrumbs under the marble chopping board. I thought the bathrooms were fantastic and clean. The other niggle was the main kitchen bin was broken so the clip lid was not working and had to be prised open and shut. I called and asked for it to be replaced. It was replaced with a bin with no lid which is equally inappropriate as this would then expose the contents and smell of the bin in the kitchen. I loved the location and the kitchen was well equipped but I do think the cleanliness and replacement of broken items took the polish off the property. Despite the above, my family and I had a wonderful holiday in the lakes and Sykes contributed to making this happen.

Great location,stunning views.
Plenty of space although no clothes storage /wardrobe in the twin bedded room for some reason (??). Spotlessly clean (credit to the cleaners), comfortable super king-sized bed too. Needs a few little details to be addressed-e.g. door stop behind front door needs replacing to stop damage to wall (plasterwork was already damaged) and same for the door on to the patio area. Noticed also that the kickboard along units below cooker was actually UNATTACHED and fell off easily-needs securing asap. Would also help to have privacy glass or curtain on the front door, especially at night when lights are on. Information leaflets- located in the understairs cupboard- need updating (some were from 2018!). Some damp stains on ceiling near some of the the Velux windows too which should be dealt with before serious damage to ceilings etc.Just sorting out those little things would make a huge difference and keep the property "fresh".Noted that previous renters have made similar comments but nothing seems to have been done to address identified issues - and at these prices, why not? Needs a little bit of TLC.
