With a few little touches this property could be perfect, however we wouldn't recommend or stay again without some changes.
There are however lots of positives. The location is perfect and we had no issue parking outside of the property each day. The facilities are good, and it is super dog friendly with everything from stair gates, dog bed, treats and toys provided. The bathroom is beautiful and garden is large. The front door lock needs addressing. You need two hands to be able to open it due to it sticking which is not ideal for anyone with a disability. It's only a small thing but it became more frustrating as the week went on. When we booked the photos showed a free standing fridge freezer. Prior to our arrival we received a text to say this had been updated to an under counter fridge with ice box and wine cooler. The under counter fridge was comparable to a camping fridge size wise not even filling the available gap. We took meals for 3 evenings for 2 people and it was full. Had we been sharing the cottage with another couple, had children with us, or simply wanted to bring more supplies with us we wouldn't have been able to manage. Also because we had to effectively overfill it items in the fridge actually froze. We slept in the bedroom with the 2 single beds pushed together. The mattresses were comfortable however they are not zip linked (or at least were not zipped up) which meant after a couple of days there was a reasonable gap between the two. The mattress in the other room is such poor quality there is no way we could have slept on it. Had it been the only bed available or had another couple been staying with us it was so bad we wouldn't have been able to stay the week. This needs replacing. The bins were full on arrival which was frustrating, but understandable as the instructions were poor. The wrong date was given for one bin in the welcome book, and it was not clear where to go to take bins around the back. The electrics tripped about 5 to 6 times on one day. We couldn't find any explanation as to why as we only had the TV on. It sounds like a lot of complaints for what is overall a very nice property. With a few small changes it really could be perfect.

Very good property, very well equipped, we have stayed in many holiday cottages throughout the UK and we have never stayed in one that has everything we need for a weeks holiday.
The welcome pack was handy, but I was slightly disappointed to see it was filled with supermarket products, rather than local produce and I wonder if its necessary when it's a two minute walk to the town centre. We stayed in autumn and the cottage is very cosy and warm, the wood burner isn't required, there are enough radiators to keep the house toasty warm, very impressive considering the age of the house. The huge back garden is dog safe and well presented, lots of fresh apples when we were there too. This house is a terraced property, with attached neighbours on both sides, we expected some noise, but we not aware anyone was living there, except for Thursday when they put the bins out. The only drawback to the property is the location on the main road, parking near the house can be difficult, we could only park near the cottage if we arrived back after four in the afternoon, I would imagine this will be worse in peak season. The only free parking in Helmsley is on the road side along Bondgate, so the locals who work in the town park here. Also the road noise is quite intrusive, but you don't notice it after the first couple of nights. Overall this is probably one of the best holiday cottages we have stayed in and we will without doubt be returning soon. It's a new listing and after meeting the owners I get the feeling it will be kept at this high standard, they had just replaced the mattress' in both bedrooms when we arrived and their attention to detail is quite impressive. If you come to the North York moors for the first time, this is the perfect base, all the major tourist destinations are accessible from here without too much driving and the town has excellent cafes, pubs and restaurants.

I honestly hate writing bad reviews so if it's a little thing I don't bother but honestly.
I hated this place. Firstly this house is listed as dog friendly and nothing else on the listing but arriving dogs are not allowed upstairs and sofas needed to be covered to go on them. If this was disclosed on the booking I wouldn't have booked. Half the stove top didn't work for us the lady came out and checked as well and gave us a camping stove to use. And it would be fixed Tuesday and it wasn't. The backdoor had dropped so you had to slam the door to get it to close. The bathroom door doesn't lock and the shower was leaking and was pouring out from ceiling to the living room. And we weren't able to use the shower. The lady did come and grout it after a plumber was out but even waiting over 24 hours the gout wasn't set and was basically going down the drain. The tumble dryer wasn't working correctly. It was a washing machine tumble dryer in one and once it washed it would not dry. Also the hot water wasn't hot it was warm so we had to have Luke warm baths because we couldn't use the shower. The lady did say we should have told the plumber but at that stage we didn't know it was Luke warm and explained it's at 52° due to scalding but it didn't feel hot at all. We went away for a week relaxation and seemed like we were messaging every day and honestly hated the hassle. We were told she's nothing but good reviews for the property but I can't understand how there has been no complaints about everything and especially about the bath as there is water stains on the living room roof by the beams showing it's been a problem for a ongoing while and how she stated at the beginning they had just resealed the bath because of the leak and she said the grouting was a temporary fix

Weâve stayed at Sykes cottages many times, this corkage was not of the standard of others so Iâm unsure how Sykes work out their ratings.
We chose this cottage as my mum canât manage stairs so had the downstairs bedroom. This only has a bath which she couldnât use. It would have made more sense to have a shower with this room to suit a disabled person. It was a good location for exploring by car, but too remote to go anywhere on foot. Main B road at end of the long drive had no footpaths, Stamford Bridge about 1.5 miles away. Property was adequate for our needs. Not as well equipped as others we have stayed in. As it sleeps 6 Iâd expect to find at least 6 of everything in the kitchen, but I think there have been some loses over the years that havenât been replaced. Tea towels, dishwasher tabs & toilet rolls etc were all available. Hand towels in the bathrooms would be appreciated as once weâd packed to leave we had nothing to dry hands on. Our phoneâs data allowances saw us through for internet access which is often needed on holiday to book tickets etc. we were glad there was good signal after reading no WiFi at the property. Beds are not very comfy (hard) and pillows as flat as pancakes! No spares in the wardrobes. No trouser hangers either amongst the collection of free plastic shop hangers!. That made the place feel cheap! Upstairs bedrooms are compact & donât have much, if any windows to the outside, so can feel stuffy. No fans provided, glad we werenât staying in very hot weather. Generally clean, some dusty spots where you canât see!

How about NO HOT WATER AT ALL for a three night stay!
We found that there was no hot water early on our first morning (Friday) and informed the owner of the property at a civilised hour - 9.30. As we were on our way out for the day, we ensured that the owner had access to the cottage and he assured us that he would look into the problem. On our return at approximately 16.30, we found that there was still no hot water. We immediately contacted the owner and he was adamant that there was hot water. We asked him to attend the property and he was forced to admit that indeed there was no hot water. He then informed us that he could not get a heating engineer to look into the problem until Monday. There were six of us in the property for the weekend and to have no hot water was beyond a joke. The owner offered to let us use the shower in his house but under no circumstance was this practical. We finished up either using kettles of hot water or using a stone cold shower -- it was only mid December! We are interested to establish as to what compensation we will receive as you ( Note 1) were unable to provide the most basic of facilities i.e. hot water Note 1 The contract was with Sykes, not the owner of the property.
