Our holiday wasn't great due to following reasons: 1.
Location mentioned in the description is completely incorrect. Google maps link, what3words all lead to incorrect location so we spent 3 hrs in the dark to find out the location. There is no light outside the property so only luck will find you this place in the dark. After 8 hrs of driving from London and it was the worst holiday stay. 2. We never know no one will be available to call after 5pm till check in day noon. so no welcome information provided until we reached out to the host via text/WhatsApp. Note. There is also issues with mobile signal so reaching out to anyone will be impossible. 3. The instructions give to us was half. We took the key from safe but the main door was the hardest to open in my life. No info regarding the door mentioned. 4. The front of the property was soaked because of recent rain so we were advised to park at the top of the property but we never know which one is top in the dark so our 3 cars stuck in the mud. Three families with children from 18 months to 6 years travelled with us so our holiday started with biggest disappointment for all parents. We wasted 1 day in our holiday just to get the car out of mud. 5. Temperature in the ground floor was much lower than first floor so family stayed in the ground floor had disturbed and uncomfortable sleep first night and we increased the temperature but then first was burning hot. 6. Living room at first floor was filled with full of dust and same for all the curtains. Kids with dust allergies please avoid this place. 7. There is no one to check on you whether everything okay during the stay. We never felt this unwelcome anywhere before. 8. Water was leaking under sink. Vacuum cleaner was full of mess. The whole house is not fit for letting. So we are trying to find information how to report this.

We took the apartment as an alternative because Sykes cancelled our original booking in Porthmadog the day before we were to take possession of it for a week.
You provided three alternatives, none of which were in Porthmadog. This particular apartment was some 30 minutes drive away. There was a beach in LLanbedrog 12 minutes walk away and 45 minute uphill walk back! Quite a trek carrying beach equipment! Lovely on the one sunny day we had though. I donât like to have to drive when on holiday but was forced to as we wanted to visit Portmeirion a short walk from Porthmadog. The property itself was an attic conversation. It was very nicely done with plenty of room and comfortable beds. The TV was much too complicated! All we wanted to do was turn it on without fiddling with several remotes. Three flights of stairs kept us fit I suppose! We didnât use the en-suite, or at least only in an emergency, as the macerator toilet was scary! The main bathroom had a dream of a drench shower, however and a beautifully deep bath. We needed a step ladder to operate the windows and happily found one in a cupboard. On arrival storm Betty was raging and the roof windows had been left open, so we had a bit of a flood to clean up and seating to dry with a couple of hair dryers. Also the kitchen tap leaks unless it is turned to cold when shut off - another flood to clean up! Walking was nice to Abersoch and to Pwllheli but taxis back were very expensive, £15 for 4 miles, and hard to come by. We tended to travel to Pwllheli where we could get a train to travel to Barmouth and beyond, so all was not lost.

On arriving one of the main rooms which we required was locked.
After calling the owner he explained they only arranged the amount of beds we booked for. I explained although certain beds were booked some families preferred to stay in separate rooms. He agreed on opening the room but did not supply any bedding. I explained we are happy to have put the bedding on ourselves but he said it was too âcostlyâ. I thought this was ludicrous considering we paid almost £6000 for a holiday- it was not made clear on booking that only the amount of rooms used would be unlocked/bed sheets provided. In large groups sometimes more people decide to come and some drop out. The second issue was that there limited supplies of toilet roll and it was very much a nuisance having to remove our own bedding, emptying bins and cleaning the whole place prior to leaving to the standard in which it was prior to us attending. Most of our trip we were concerned about having our deposit taken and therefore it sucked the fun out of our trip. Especially being the organizer it was extremely stressful. The BBQ was very old and the wood was kept outside in the rain so making a fire or BBQ - we had to get most of our supplies. We have attended many other places in large groups but never had to clean as much as we did. On a positive note, the place itself is very large and the games room was lovely, the kitchen had everything needed plus more. The owner did allow us to attend earlier and leave slightly late.

We found the cottage very clean, the kitchen stocked with everything you would want, a great goody bag to greet us and the furniture and presentation lovely and homely - the outside picture does not do it justice.
Just a few minutes walk from the back gate to the beach, an absolutely brilliant location. However there were 2 issues (ignoring the fact the electrics were switched off on arrival so the heating and fridge were not up to speed - to be fair Sykes dealt with this immediately and could not be faulted). The shower was very feeble (if that's a village wide problem with pressure there's not much can be done), and it went from cold to scalding with just a minor touch of the dial. Secondly the listing said the garden was secure which it wasn't - I could walk through the gaps in the hedge so our dog had no problem which was really annoying as it was 1 of the main reasons to pick the place - this description should be removed. Would definitely recommend, but not to those with pets.

Upstairs bedrooms were cramped and not too much headroom for tall people, also storage was limited. No extractor fans in bathroom and especially in the kitchen oven area (smoke alarm activated whilst cooking on the hob). Downstairs was much better, with comfortable sofas and decent size dinning table. Rear garden had excellent seating furniture and very secure for our dog but was a bit on the small size (no room for a BBQ). We have previously stayed in larger, better equiped accomodation on this estate for less cost, so will not be booking this property again. All in all we had a great holiday, especially due to the amazing weather...we will be back to visit Abersoch next year, but will book earlier for a more suitable home for the week.
