Enter through the side entrance and into the porch area, kick off your boots opposite to the ground-floor cloakroom, coming straight into the kitchen/diner where you will be immediately drawn to the Range cooker set within the huge inglenook fireplace, a traditional feature contrasting wonderfully with the contemporary fitted kitchen and wide range of appliances. Find some worktop space and offer a helping hand with the evening meal prep, or simply oversee the activity from the breakfast bar preferably with a glass of wine in hand! Next door a utility room holds even more appliances to ensure your holiday is a breeze including a washing machine, tumble dryer and an extra dishwasher. Serve up a celebratory meal within the dining room, even if you’re just celebrating being in each other’s company, with two large dining tables hosting a seat for everyone, tuck into your hearty meal as the woodburning stove roars away. Over in the sitting room, sit back on the vibrant red corner sofa, a modern twist within this vintage abode, while you gaze out of the huge bay window to the fields beyond, relax with a book or simply gather around to catch up on what’s new. Up on the second floor, there are two king-size rooms, one with an en-suite shower room, and a twin room, along with a shower room with a separate basin and WC. All of the bedrooms enjoy wonderful and classic décor, with dressing tables, antique furniture and some rooms featuring elegant chaise lounges, this property has been brought back to life in the most authentic way possible. Choose to relax out on the patio seating on a warm summer afternoon before taking a dip in the large 8 seater electric hot tub, a perfect way to truly relax with your loved ones. A fantastic feature of this property is the games room, once a farm outbuilding now renovated to be a fully insulated and heated space with spotlights in the ceiling looking down on the full size snooker table, as well as a darts board, boxing bag, plush seating, wall-mounted TV and table for board games. Llanfair Caereinion is a town found in the heart of old Montgomeryshire's Banwy valley, offering beautiful landscapes of rolling fields. Home to some shops where you can pick up essentials and a few pubs for a well-earned pint after a long walk in the valleys, you can enjoy all you need within the town. Take a stroll along the River Banwy or venture further out for some scenic walks or bike rides to see the best of this lovely unspoilt area.

The house, cottage, separate games barn and hot tub all provided ample space for us to enjoy our time together and also find a quiet corner if necessary! We hadn't appreciated that there was a steep slope to walk down to access the property, and several steps inside and out, some inaccessible for those with reduced mobility. Extra handrails might have provided a little more confidence but we managed and it did not detract from our overall enjoyment. The owners were very friendly and dealt swiftly with a couple of minor problems. As the property is very rural, there was no concern about the teens making too m noise and they were delighted with the games room, hot tub and cellar room with TV (we took our XBox). It was nice for the adults to have a TV-free living room to relax in. The house was toasty warm throughout with plenty of hot water. Some items in the kitchen needed a wash before use but that is not uncommon in large self-catering properties. The beds were all immaculately made with unbelievably fluffy pillows and duvets - like sleeping in a big marshmallow! As regards local activities, the teens made use of the gym and swimming pool at the leisure centre in Welshpool, whilst the girls enjoyed the indoor market and looking round the shops. We also visited the excellent Big Rock cafe in Porthmadog, went ice-skating in Deesside, explored waterfalls in the area and generally appreciated the loveliness of being together in Wales.

Only niggle was the oven and hob space, we managed by juggling everything but it wasn't sufficient for 20 people.

Was perfect for the family. The location was tranquil, away from the hustle and bustle of the city. No traffic or light pollution. The rooms were all clean and airy. The view from the back of the house is just beautiful. Only one slight issue, the basement, although cosy, needed airing, it was a little stuffy there. The hot tub was very enjoyable. I would definitely recommend this venue for a family staycation.
