Cottage looks very pretty with flowers around the front of property.
Very spacious rooms. the room with four poster bed was furnished to enhance the age of property with beamed ceiling & en suite bathroom again designed appropriately . nice bright modern shower room off the twin bedroom. the large swimming pool was well used by us as we had excellent weather. there were a few negatives which could improve the holiday experience. the main rooms were clean however the floor lamps in the living room were very dusty & the conservatory had several cobwebs & dusty window sills. the conservatory is in need of some TLC as the woodwork is very shabby , there are no blinds in here so gets unbearably warm. the room itself is very large & furniture was comfortable & when not too warm is a good place for sitting quietly to read. the settees in living room are sagging so therefore not the most comfortable. the outside furniture was ridged old wooden furniture which again needs to be treated, therefore despite the glorious weather could not sit outside. if you have a dog with you there is no secure garden for them. we enjoyed our holiday but the owners need to spend some time & money to bring it up to scratch as it is a pretty cottage with lots of positives.

We have just spent a week at Oak Tree (myself, my husband and our 7-year-old son) and can't recommend it highly enough!
The house is more spacious than it appears in the pictures. The 4-poster bed in the main bedroom was beautiful and comfortable. We particularly enjoyed sitting in the conservatory with a glass of wine in the evenings, enjoying the view of the hills. The pool was fantastic and the rota system worked really well - it felt very luxurious having a pool that size to ourselves. Play area and trampoline were also great. The local pub (walking distance down farm tracks but best in walking boots if it's been raining) serves excellent food, we ate there twice. We also ate at Rumour and Waterside Bistro in Totnes, both of which were very good. Woodlands theme park is just a short drive away and a good day out if you have children - don't be put off by the reviews, go prepared with a packed lunch and it's fine. As an adult, it would not be my first choice of how to spend a day but our son had a brilliant time! The owner at Oak Tree was very pleasant, came and introduced himself and, though we didn't need anything from him during our stay, I had the impression it would not have been a problem if we had. Overall, an excellent stay and we will certainly be back.

We had a lovely relaxing week at Higher Court and we were lucky to be the first guests to stay at the property. We found that the communication and hospitality from the owner was excellent, with some thoughtful goodies provided for us on our arrival. The information pack was comprehensive and detailed, covering the history of the building, the local area and suggestions of places to visit. The property itself was finished to a very high standard, with a well equipped kitchen, lovely bathrooms and everything you could possibly need. The property is on a working farm but this didn’t interfere in any way with our stay and we liked seeing the various animals who live there, including the roaming ducks and chickens who were of great interest to our dog as she watched them from the upstairs window! The garden was a good size and our dog enjoyed exploring and watching the visiting rabbits in the morning, and if you’re lucky enough in the evenings, you might see a bat fly over. The lanes surrounding the property are narrow however they are extremely quiet and we had no problems with traffic coming the other way so don’t be put off by this.

What can I say.
This was a little gem of a find. I booked this cottage for a week for mum and dad's 52nd wedding anniversary and it didn't disappoint. The cottage is lovely and cosy and the dogs appreciated the underfloor heating! Brian (the owner) made our stay very welcome with a nice chocolate cake on arrival. The facilities were excellent and I found myself using the lovely swimming pool each morning. The cottage is ideally located for local trips to Paignton, Totnes and Dartmouth. There is a nice pub (The Old Inn, Halwell) around a mile or so away. I am told that you can walk there from the cottage but we did not do this. Rockfish was recommended for fish and chips in Dartmouth and there is an Indian restaurant in Kingsbridge (Mahabharat) that we ordered a takeaway from and had delivered to the cottage. All in all a great relaxing week away. The farm has other properties available for larger groups ( The Roundhouse, Swallows Reach and Hay Barn). We enjoyed our time staying at the old bake house.
I have listed pros and cons of our stay. Lovely and quiet area with dog walks straight from the property. Excellent BBQ which we used regularly. Very comfortable beds in each room. Only a 15 minute drive into Wadebridge then a little further to either Rock or Padstow. Could not turn the shower in the en-suite temperature down. We would have appreciated a childâs/dog gate for the stairs. I looked for one but unable to find one. We had to improvise with some chairs. Although there was a gift of wine and a candle we would have really preferred some milk in the fridge, maybe some local biscuits. There is nothing in the house to get you started. Canât even make yourself a cup of tea. We stay in holiday cottages regularly and this is the only place we have stayed that didnât provide basics like this. So come prepared with basic essentials. Despite the cons we would stay at the Old Bakehouse again as it is a lovely place to stay.
